The high-rise development in the city center of Tallinn began with two hotels – Viru and Olümpia. In 2024, another addition will join the skyline in the form of the Arteri Quarter, located across from the Olümpia Hotel at the intersection of Juhkentali and Liivalaia streets. The Arteri Quarter consists of three buildings and a connecting parking structure. The lowest building, with 9 floors, will house apartments, while the two taller structures with 15 and 28 floors will feature office spaces. The entire complex has been designed according to nearly zero-energy principles, in line with the international BREEAM Excellent certification.

In addition to office spaces and rental apartments, the quarter will host various dining and service establishments, an indoor pool, a sports club, a mini-spa, as well as conference and meeting rooms for the businesses located within the quarter. The development also includes parking for up to 470 cars and the largest indoor bicycle parking facility in Estonia.

Sustainable Solutions (Building Futures Together):

The building is designed and will be constructed in accordance with the international sustainability standard BREEAM at the Excellent level. This guarantees compliance with environmentally significant aspects both during development and construction.

Renewable energy-focused heating solutions, including geothermal energy extracted through 285 energy wells, will cover approximately 30% of the heating needs of the quarter. The remaining portion will be supplied by district heating largely produced from renewable sources. The energy wells are estimated to provide about 70% of the cooling energy needs for the quarter. The remainder will be covered by district cooling, which is the most environmentally friendly way to cool urban buildings and create a comfortable and healthy indoor environment with no cooling devices, noise, or vibration.

The lighting in the quarter’s buildings is controlled based on people’s movement and the need for light. Thus, bulbs only illuminate where they are needed by the user.
