Open House Tallinn 2025 partner Hepsor responded to our questions and reflected on urban spaces and future architectural heritage.
What changes should we make in the urban space now so that the city of the future will be more valuable?
The future city prioritises people over cars. We need to create pedestrian-friendly, multifunctional neighbourhoods that value greenery and bring life, work, and services closer together. Accessibility is equally important – the city must work for everyone. A human-scale “soft city” creates a space that will still be a good place to live 10–20 years from now.
Which building or district in Tallinn could become an architectural heritage site for future generations?
The Manufaktuuri quarter is a strong candidate. It combines industrial heritage, a green mindset, and community-oriented urban space. The development is based on human scale, progresses step-by-step, and consciously uses resources – exactly the kind of layers that create lasting value.
Which technology, methodology, or standard might be widely used in construction or architecture 10–15 years from now?
In the future, it is likely that the share of on-site “craft” construction will decrease, with more of the process moving into factories – allowing for better quality control and resource use. At the same time, adapting existing buildings and smart densification of urban areas will become increasingly important. These changes will also require a more flexible and informed planning process.
Thank You!
More information:
Hepsor is one of the fastest-growing real estate developers in Estonia – but not only that. For them, development is not just about walls and square metres, but above all about creating environments that serve people today and for decades to come. While their roots are in Estonia, they also operate in Latvia and Canada, bringing their values, innovative solutions, and contemporary architecture wherever they go.
In 14 years, they have created homes for both families and first-time buyers, and developed over 36,000 m² of commercial space. Their portfolio includes 25 projects with a total area of 172,800 m².
One of their most important developments is the Manufaktuuri quarter – a residential and commercial environment rising in the heart of North Tallinn, bringing new life to the entire area. It is a car-free 15-minute city where everything needed for daily life is within a pleasant walking distance: homes, a kindergarten, sports facilities, dining options, and workspaces.
At the heart of Hepsor’s developments is always the human being – they believe that a city should not only be a place to move through and work in, but a place that invites you to stop and enjoy.
